In the wide center, the primary market for newly built flats recorded a 31.8% increase in prices, driven by the delayed registration of transactions by developers, meanwhile weighted average price of the primary transactions citywide recorded 16.9% growth. In the third quarter of 2025 the weighted average price of newly-built flats in Batumi increased by 27.2% equaling USD 1,350 per sq m. The increase in price was mostly due to the primary market, where the weighted average price increased by 48.8%, while on the secondary market 10.2% growth was observed. In one large project, around 460 transactions were registered all at once in the third quarter of 2025, which caused a sharp increase in the weighted average price in new projects. Without these transactions, the figure rose by 14.9%.
